  • Log in to the WASL website by clicking on the "E-services" option.
    Subtenant Renewal via DREC: Visit the DREC website, select “Services,” then “Sub Tenant,” and click “Start Service” to begin the Renewal Sub Lease request.
  • Locate and click on your main-lease contract number.
  • Choose the specific Sub-lease contract that requires renewal and select “Renew”.
  • Record the contract value and indicate whether it’s for own use. If it is, fill in the necessary details (Trade license number, issuer, percentage), upload the required documents, and save. Ensure that the trade license number and issuer match existing details, then click “Next
  • Attach the required documents and click “Upload all documents” followed by “Next”.
  • Choose the payment type, agree to the terms and conditions, and click “Confirm and Request
  • Acknowledge the popup message, then read and click “Okay.”
  • Click on “Confirm and Request” again.
  • For card payments, enter your payment details on the next page.
  • For cheque-CDM payments, a ticket will be created, and a CDM reference number will be generated.
    Make cheques payable to DUBAI REAL ESTATE CORPORATION.

  • After payment, our team verifies the transaction and generates the EJARI certificate within 48 hours.
  • If you forgot to claim exemption by selecting 'Own Use' during submission, you can raise a Land Operation request.
  • Tenants can submit cheques via the Cash Deposit Machine (CDM) or, if an error occurs, kindly visit in person at the office with a picture of the CDM error. Courier services are unavailable for sublease payments.
  • If any documents are missing, the ticket status changes to “Incomplete documents”, and you will receive an email requesting the required documents.

    Note: For plots managed by real estate companies, include management agreements (contracts) with the real estate trade license and partner’s page.
    Note: If the rent has decreased by more than 20% from the previous year, additional documents like a copy of cheques and clarification of rent reduction are required.
Fees and Charges Fees and Charges
  • The applicable fee: 20% of rent 
  • Tax: 5% tax of the 20% Fee
  • EJARI: AED 227.10
    Note: In case a monthly DEWA component has been specified, the system deducts the annual DEWA component i.e. AED 800/ month if the room rent is more than AED 1000/ month or AED 9,600 from the total annual sub-lease if the rent is more than AED 12,000/ month
  • Exemption Eligibility: Main leaseholder with a minimum 50% partnership share, holding sublease trade licenses, and providing valid evidence with a partners' page on the trade license.
