This service allows customers to lease a residential unit from Wasl for a period of one year

Procedure Procedure
  1. Sign up as a new user or log in as an existing user, using UAE Pass
  2. Search for a unit in the "Renting" section and select the desired option. 
  3. Click the filter icon near the black search button, apply preferred filters, and click "Show Properties." 
  4. Select the desired unit and click "Rent Now." 
  5. Upload the required documents. 
  6. Complete the payment process. 
  7. Sign the contract through UAE PASS. 
  8. An email with Eajri number and digital contract will be sent to your registered email post 3 working days 
  9. Note: if you selected manual contract, a courier company will send physical documents for signature and when return the Ejari number will be sent through email
  10. Proceed to activate your electricity though Dewa website 
  11. Once DEWA is activated, collect the keys from security by providing copies of DEWA bill, contract, and Ejari.
  12. Note: If the salary is below 50% of the instalment or if you are single, the process will stop, and a callback request 
     
Requirements Requirements
  1. UAE Residence Visa for expatriates (husband/wife), 
  2. Emirates ID (both sides), 
  3. Latest Salary Certificate or latest 3-month Bank Statement, 
  4. Attested Marriage Certificate Copy, 
  5. Leasing can only be done from the customer's side through App/Website, 
  6. Salary to be double the monthly rent, 
  7. First payment must be from the credit or debit card
  8. Installments are in (1, 2, 4, 12) options.
Fees Fees
  1. EJARI: 225 AED + VAT. 
  2. Commission: 5% of the Annual Rent + VAT 
  3. Security Deposit 5% or 3000 AED Whatever is the highest. 
  4. Knowledge fee: 20 AED. 
  5. Note: Commission is paid only to wasl and not to any broker
Expected Completion Time Expected Completion Time

Request completion: 1-3 Working Days to get the EJARI and contract.
Working hours: 8 AM to 4 PM, Monday to Friday.

  • When is the Commission Refundable?
    The commission paid during the leasing process is refundable only if the leasing request is officially rejected by Wasl.
  • Are there any buildings with a limited number of payment installments?
    Yes, some buildings offer a limited number of payment installments (4, 2, or 1). In such cases, the 12-installment option will be disabled on the App and website.
  • Are there any rules or guidelines for staying in Wasl properties?
    Yes, all residents must follow the rules and guidelines outlined in the lease agreement. This includes community regulations, behavior standards, and specific policies such as pet permissions.
  • Why can’t I rent the units with no rent now button?
    These units have specific requirements to be met and the leasing team must review the customer for leasing eligibility
  • How to complete the New Lease Payment?
    1. Go to the E-Service section.
    2. Choose the option “New Lease Payment.”
    3. The amount of the first payment will be added as outstanding 
    4. Clear the payment 
  • What action should be taken if the I'm unable to lease?
    1. If the system shows that your Emirates ID or Passport has expired or is not accepted, please send a clear picture of your valid Passport or Emirates ID (front and back) to customercare@wasl.ae  for further assistance.
    2. If you are unable to select or lease a unit, it may be temporarily blocked because another person is currently in the process of leasing the same unit online, please try after one hour
  • What to do if the courier is delayed?
    1. The Service Level Agreement (SLA) for courier collection or delivery is 1 day.
    2. To check compliance, review the leasing ticket and note when the status changed.
    3. If the transaction exceeds the SLA, update the ticket by adding note explaining the delay.
