Do not disturb your neighbors with loud noise. This includes noise from television, stereo, musical instruments, children playing in common areas, family gathering etc.
Use of garden equipment and power tools is only allowed between 8:00 am to 5:00 pm on weekdays and is restricted from its use on Sundays and other public holidays any emergency works to be performed between 9:00 am and 1:00 pm.
No nuisance, obnoxious or offensive behavior and activities shall be carried out on the property.
Resident are prohibited from carrying out any activity which may be or may become an annoyance to the neighborhood or interfere with the quiet enjoyment by the owner or the resident.
Littering & Vandalism
Do not throw garbage or litter out in the open. Use the waste containers and recycling centres where provided.
Do not vandalise or misuse any property or equipment's belonging to Wasl.
The act of littering, graffiti or vandalism is strictly prohibited in the property and if any resident identified in breach of this rule, will be held liable for the cost of cleaning, repair or replacement of the damaged property.
All incidents of serious vandalism will be reported to Dubai Police for further action.
Visitors
All visitors must sign in and out upon entering and leaving building. Security guard / watchman will have the right to request proof of identity from visitor prior to entering the building.
Visitors shall not engage in any kind of Vverbal and/or physical abuse with security or building watchman. If any such cases reported, will be subjected to legal actions.
If you smell gas leak smell in kitchen, do not switch on/off or connect/disconnect electrical plugs. Turn off your regulator, open doors and windows immediately to improve ventilation.
Visitors are restricted from entering other areas of the building as per the details specified in the visitor log.
Distribution of any kind of leaflets, cards, circulars, advertisement etc. is strictly prohibited.
Abuse Of Community Staff
All residents, visitors, contractors, delivery staffs should comply with all procedures in relation to security and access to the property, as dictated by the local Security presence.
Residents to treat all staffs working the property in a cordial manner. Verbal and/or physical abuse will not be tolerated and will be subjected to serious violation of rules.
Misbehaviour / mistreatment from the employees and/or service providers to be raised as a complaint to Wasl for further action and improvements.
Residents shall not engage employees and / or service providers forcefully to perform tasks other than his responsibility or designated tasks. Residents are requested to raise service requests for the services required.
Smoking
Avoid smoking in beds.
Smoking is strictly prohibited in the pool area, Gym, Sauna, Steam room, Jacuzzi and other common areas of the building,
Use ashtrays and empty them frequently.
Do not discard cigarette butts and ashtrays in trash / garbage bins or chutes without wetting the butts and ashes first.
Keep lighters and matches out of the reach of children.
It is strictly forbidden to throw any items, such as cigarette butts, from the balcony.
Facilities and Amenities
Gym, Sauna, Steam Room & Jacuzzi (If Applicable)
Gym, Sauna, Steam room & Jacuzzi is only for the use of residents. Outsiders, visitors and service providers are not allowed to use this facility.
Children under 14 years of age are not permitted to use gym equipment's, and an adult must accompany children under 18 years of age.
Residents to ensure that you are medically fit before the use of these facilities.
Pets are not allowed in the Gym, Sauna, Steam room and Jacuzzi.
Glassware's, food and alcohol are not permitted in Gym, Sauna, Steam room & Jacuzzi.
Appropriate sports attire and shoes should be worn inside the gym. Please carry your own towels and wipe equipment after use.
No equipment shall be moved and dumbbells to be returned to its designated location after use.
Wasl properties shall not be liable for any kind of accident, injury or loss of any kind caused while using the Gym.
Swimming Pool
Swimming pool is only for the use of residents. Outsiders, visitors and service providers are not allowed to use this facility.
Residents to adhere to the swimming pool rules and regulations as displayed in the vicinity of swimming pool.
Swimming pool shall not be used outside the hours displayed and when lifeguard is not on duty.
Running, jumping or pushing is not allowed anywhere around the pool area.
No diving or acrobatics is permitted by or in the pool.
Residents are requested to ensure that children are safe and always attended. Children under 12 must be accompanied by adults.
No activities to be undertaken that would affect the peaceful use of the facilities by other residents including excessive noise.
Pets are not allowed in the pool area.
Glassware's, food and alcohol are not permitted in the pool area.
Kindly keep down the noise level so as not to disturb other residents.
Please do not approach the depth end of the pool, if you don’t know how to swim.
Balcony Usage
Hanging items over the balcony rail is not permitted.
No items should be kept on the balcony that exceeds the balcony rail height.
Covering balcony area is not permitted.
Do not keep plant pots at balcony railings which can result it from falling from height.
It is strictly forbidden to throw any items, such as cigarette butts, from the balcony.
Tenants are requested to avoid water leaking from the balcony while cleaning or watering the plants.
Tenants are requested to use foldable clothes driers that not exceed the balcony rail height.
Children must not be left anywhere near windows or balconies unaccompanied by parents or adult family members under any circumstances in order to avoid tragic incidents of children falling from height.
Common Areas
Residents must adhere to the Rules and regulations posted in various locations throughout the interior and exterior of the facilities.
Storing material in common areas is strictly prohibited.
Shoes or slippers shall not be left outside the door of the unit.
The standard doormat for single door apartment should be between 40cm to 60 cm Width & 70 to 90 cm length, the door mat should not exceed the length of the door frame. The standard colour is natural or Oak colours.
No private parties / get-togethers are allowed in Common Areas without prior approval. Resident will be responsible for any damage or cleaning costs arising from the function that are being approved by Wasl properties.
All children below the age of 14 years old must be always supervised by a parent or guardian.
No sign or advertising devices of any character may be erected, maintained or displayed upon any portion of the common areas.
Pedestrians shall have right of way on footpaths surrounding ornamental lakes. Joggers, cyclists, roller-bladders or persons using any other recreational means shall give way to pedestrians on the footpath.
Residents are not allowed to connect any equipment or devices to any of the common area power outlets. Inflatables are not allowed to be installed in any part of the common area by individual residents.
Any damage to property amenities in the common areas will be chargeable to the individual responsible for causing the damage.
Residents and guest must adhere to the following rules while using the sports areas of the community.
Stereo equipment of any type (unless fitted with headphones) is not allowed on sports courts.
Suitable attire must be always worn in and around the sports areas.
Wasl properties has the right to issue violation notice or penalty, if identified any deviation from the rules & guidelines or causing damages to property or its assets.
Safety and Security
Road Usage & Road Safety
The maximum speed limit on internal roads is 40 kilometres per hour. However, in all instances, the posted speed limit signs shall apply. Any violation of the speed limit or driving considered to be dangerous shall be deemed to be a serious violation of the rules and fines will be imposed based on severity of breach.
No motorized vehicle of any kind may be operated in any manner which is dangerous, noisy or which creates a nuisance.
Internal roads, walkways and footpaths etc shall not be used for storage of personal items or material.
Operation of dirt bikes, off-road vehicles, and non-licensed motors are not permitted anywhere in the property.
Child sized paddles or electric vehicles are to be operated under adult supervision only.
Vehicles that drip fluids or that damage the streets are to be removed or repaired. Community Management will hold Owner responsible for the clean-up/ repair/ reimbursement.
Access cards provided at the time of handover of unit may only be used by the residents and promptly returned once the tenant transfers or vacates the unit.
No parts of the streets, walkways and footpaths shall be used for the storage of personal items or material.
Pedestrians always have the right-of-way on walkways, footpaths and crosswalks.
Hazardous Activities
Hunting, trapping and discharge of fire detection and fire prevention systems are strictly restricted.
No open fire shall be lit or permitted within the property.
Activities or conditions which endanger the health and or safety of others are prohibited.
Lighting up the candles, lamps, diya’s in an unsafe manner which can cause fire incidents are strictly restricted.
Storing hazardous materials or chemicals are strictly prohibited.
The use of toy guns or air guns which can inflict damage on persons or property are strictly prohibited within the property.
LPG Systems
Have the installation of LPG done by a certified contractor experienced in these systems. Do not connect LPG stove or cooking range by yourself for LPG connection.
Do not tamper or try to do any kind of adjustment on the gas detector, LPG connection or on the meter, for centralized gas supply.
Do not store LPG cylinders in enclosed kitchen cabinets. Keep them away from electrical points and other sources of ignition. Do not invert the LPG Cylinder or let it lie on the floor.
Always turn off the stove burner and LPG regulator, when not in use.
Regularly check for wear, cracks and leaks and call LPG contractor for rectification, if any issues identified.

Manhole Blockage / Cleaning
Dumping of napkins, tissues, sanitary napkins, plastic items, cloth, mopping material, oils, chemicals or any other household/ construction waste into the sewage manholes is strictly prohibited.
Wasl properties will be forced to issue violation or penalty, if any resident identified dumping any such material into the sewage network.
Residents must cooperate during any sewage network unblocking/ cleaning/ maintenance service being carried out in the property. As this is carried out as an emergency measure, the timing of such operation could be at any time of day or night. Special equipment may be brought for the operation, which might be noisy. In such cases, residents are requested not to hamper with the operation of the service provider.
Security
All Residents shall follow safety rules while passing through gate barriers. Any accident due to carelessness by residents/owners/drivers shall be the responsibility of respected drivers.
All visitors shall be required to identify themselves upon their arrival at the Security gate / reception of the building and inform the security personnel of their purpose for entering the property.
All Residents shall cooperate fully, assist and respond to any question raised by the security personnel, relating to any request by a party who claims a connection with the owner/ resident and wishes to enter the property.
Residents shall be responsible for the conduct of their guests who enter the property.
Kitchen Safety
Stay in the kitchen while you are frying, grilling, boiling or broiling food. Never leave your cooking unattended.
Ensure cooker hood filters are free from oil and grease. Seek maintenance support when necessary.
Examine the stove and oven, toasters, coffee makers, and other cooking devices for signs of cracking, fraying or wear on cords and plugs. Unplug kettles and other appliances when not in use. Always check the kitchen before going to bed or leaving the home to make sure all stoves, ovens, and small appliances are turned off.
Wear short or close-fitting sleeves when cooking. Loosen clothing can brush heating elements and easily catch fire.
Keep your cooking surface clean to prevent food and grease build-up. They are easily ignited.
Keep young children and pets away from the stove.
Do not overload the wall mounted kitchen cabinet with items.
Keep anything that can catch fire- curtains, towels, oven mitts, wooden utensils, food packaging etc. away from the stovetop.
Emergency Evacuation Guidelines
In the event of fire or any other emergency, and if evacuation is required and ordered, please follow the guidelines set below.
Proceed to nearest emergency exit.
Do not use elevators. Use stairs.
Do not run when evacuating.
Once outside, move away from the building, proceed to assembly point location and wait until further instruction is received. Do not re-enter the building without instructions from the authorized personnel.
Conduct a headcount to account all family members, co-workers and your visitors who were present when the building was evacuated.
Report immediately, the name, last known location and contact number of any missing person to the onsite security or Civil Defense person.
Maintain access for emergency vehicles.
Do not leave the assembly point area until released by authorized personnel.
Fire Safety
Keep candles and incense away from curtains, clothing, books and newspapers, and other combustible items.
Never leave candles or incense unattended. Always extinguish them before leaving the room or going to sleep.
Stay in the kitchen while you are frying, grilling or boiling food and never leave the place unattended.
Ensure cooker hood filters are free from oil and grease. Seek maintenance support when necessary.
Keep your children's away from the stove.
Always check the kitchen before going to bed or leaving the home to make sure all the stoves, ovens, and small appliances are turned off.
Smoke outside or on designated smoking areas, so you do not put others at risk.
Keep matches and lighters out of children's sight and reach.
Examine the stove and oven, toasters, coffee makers, and other cooking devices for signs of cracking, fraying or wear on cords and plugs.

Replace or repair frayed, loose, or otherwise damaged cords on all electronics.
Do not keep extension cord or any charging items on the bed.
Never burn charcoal inside the house. Charcoal should never be used indoors, even if ventilation is provided.
Do not throw cigarette butts from balcony.
Do not discard naked flames or cigarette butts directly in garbage bin or chute.
Have your AC systems maintained by professional regularly and before summer.
Periodically clean exhaust fan before it gets clogged with oil / grease. Seek maintenance support when necessary.
Maintenance and Environmental Management
Household Staff
Household staff, including (but not limited to) housemaids, drivers, cooks and gardeners should hold a valid residence visa issued by the UAE Authorities.
Household staff should record their details at security visitor log upon their visits and shall not engage in any kind of verbal and/or physical abuse with security. If any such cases reported, will not be tolerated and will be subjected to legal actions.
Household staff should not indulge in doing part-time business in other villas or apartments. If any violation to these rules identified will be reported to Dubai Police and respective authorities.
Residents are fully responsible if they are found accommodating household staff not directly sponsored by them. Resident will be liable for criminal prosecution by the appropriate authorities as per the dictates of the law.
Waste Management
All residents must ensure that garbage's are properly disposed through garbage chute and by the dedicated refuse bins provided.
Do not keep the garbage’s outside the garbage chute or in common areas.
All recycling items must be placed in the correct recycling bin.
Lighted or smouldering cigarettes, ashes, active charcoals used for Barbeque or Bakhoor should never be directly thrown in garbage bins or chute. This can lead to fire hazards.
Residents to leave the bulky waste at their doorstep, or near their waste bins, after they have alerted the municipality of the request for collection. The Bulky Waste removal service can be requested for by using Dubai Municipality’s smartphone application – ‘Dubai Municipality – DM Unified Mobile app’.
Residents to ensure their personal belongings or valuable items are kept safe and not disposed though garbage bins.
Pest Control
To avoid attraction of pests in the apartment, always keep the kitchen area & bathrooms clean, avoid stagnant water, clean out the stuff that is no longer used.
Residents will be responsible, at their own expense, for any further pest control required within the apartment. Pest control in common areas is the responsibility of Wasl properties.
Residents deploying pest control companies to perform pest infestation treatment shall be accredited by Dubai Municipality.
Wasl properties shall not be liable for any loss or damage caused as a result of pest control treatment by the resident in the apartment.
Pest control company deployed by the tenant to perform infestation treatment shall be reported to the security or building watchman prior to the pest control treatment and record their details in visitor log.
Parking and Transport
Car Parking
Park only in spaces allocated to the tenant and within the marked lines.
Only Authorized vehicles are permitted to enter the parking area.
Vehicles shall not block entrances, emergency exits, or the exits of other drivers from the parking area.
Do not use access control devices to allow unauthorized vehicles to enter the parking area.
Parking spaces shall not be used for storing goods, materials, or equipment of any kind.
Ensure the vehicle parked in the allotted parking space is cleaned periodically.
Wasl properties shall not be liable for any loss or damage to vehicle, goods, or property of the vehicle owner.
Wasl properties have the right to pursue any claim for damages to property, goods, and/or lives caused by the vehicle owner while using the car park.
Vehicles that drip fluids or damage the parking areas are to be removed immediately or repaired.
The maximum speed limit on the parking areas is 20 kilometers per hour.
Please Park your car on the allotted parking slots and within the marked lines only. DO NOT cause inconvenience to others.
Additional car parking or visitor parking is not allowed. All other vehicles will be subjected to fine or towed away at the owner's expense.
Cars are parked at the owner's risk. Wasl will have NO RESPONSIBILITY of any kind for loss or damage to cars or its contents.
Speed limit restricted to 10 kilometers per hour only.
Pedestrians have the right of way.
DO NOT leave children unattended.
No camping, soliciting, or littering in the area.
Seasonal and Special Occasions
Vacation
Check all appliances and water facets to make sure that they are turned off.
Set the temperature control of your AC unit at 28°, so that you do not use excessive energy nor overheat the place. Switching off the AC could cause damages.
Stop newspaper deliveries to avoid pile up at the front door.
Turn off water heaters.
Isolate the unit water supply valve.
Lock all doors and windows.
Be as inconspicuous as possible when you are leaving your house.
Provide an emergency contact number to Wasl customer service to contact in case of any emergency.
Holiday Celebration – Decorative Lightings
Temporary holiday or festival lighting is permitted in individual units during Eid, National holidays & other festive with approval from Wasl properties.
Flashing decorative lights, or lighting that creates glare visible from outside the property is not permitted. White colour string lights are preferred.
Lighting decorations causing complaints from neighbouring residents must be turned off or removed upon request.
