Project Induction: We will provide an overview of the project's features and benefits, along with details on payment, unit availability, and pricing.
Viewing the Unit: For off-plan properties, you can visit the office to review the layout and mock-up presentations.
Submission of Documents: Provide the necessary documents as listed below.
Down Payment Process: Make the down payment through bank transfer, local cheque, or cash (up to AED 40,000; for amounts above AED 40,000, a cash declaration form is required).
Reservation Document Signing: The signed reservation document will be sent to the owner. It can be collected in person or by a representative with the required identification documents.
What’s next?
Reservation Agreement: Sign the reservation agreement at the WEC office or via email (for overseas customers) along with the down payment receipt. WASL will countersign it.
SPA Notification: You will receive an email within 2-3 weeks notifying you that the Sale and Purchase Agreement (SPA) is ready.
SPA Signing and Payments: Upon receiving the email, you can either visit the WEC office to sign the SPA or opt to have it sent by courier. The email will include details on Dubai Land Department (DLD) payment and ERES fees, which must be paid within 14 days. If postdated cheques are needed, they should be submitted before signing the SPA.
SPA Completion: Once payment is made and the SPA is signed, it will be countersigned by WASL and returned to you.
Property Registration: The property will be registered under your name at the DLD, and an Oqood, pre-title deed, or title deed will be generated.
Title Deed Download: The Dubai Land Department will send an email with a link to download the Oqood, pre-title deed, or title deed once it is ready.
Home Orientation: When the project is ready, you will receive a notification to inspect the unit and report any snags.
Snag Rectification: Snag rectification takes 4-6 weeks. Afterward, you will receive the handover letter, advising you to complete payment, register DEWA, and pay service charges and chiller provider fees.
Key Collection: Once all payments are cleared, you will be advised to visit the office to receive the keys. A clearance certificate will be issued when the unit is ready for handover.
Freehold Ownership: Freehold ownership grants you full control over the property for an indefinite period, recognized by the Dubai Land Department (DLD).

Fees
The unit price varies depending on factors like view, floor level, unit size, and location.
DLD registration: 4% of the unit price + AED 40 (Knowledge fee).
ERES fees: AED 548.
Title deed fees: AED 1350.
Service Time
Sales will be completed on the spot, with documents taking up to one hour.
Expect to receive the Sale and Purchase Agreement (SPA) within 2-3 weeks.
Oqood issuance takes 21 working days in line with DLD regulations.
Handovers depend on the project completion date, snagging, and the issuance of the clearance certificate.
