This service allows tenants to renew their existing lease agreement for an additional year under the agreed terms and conditions.

Procedure Procedure
  1. Log in to the WASL app and go to "E-services".
  2. Select "Renew".
  3. Review the contract details and verify your information.
  4. Upload the required documents.
  5. Confirm the contract duration and select the number of instalments.
  6. Choose your preferred mode of payment (cheque, card, or cheque-CDM).
  7. For cheque payments, WASL will arrange courier pickup within 3 days.
  8. Upon successful payment and submission, you will receive a confirmation with the ticket number.
  9. Within 24 hours of payment, a tax invoice will be uploaded, go to E-Service, click Tax Invoice, select the date, and generate the Tax invoice. 
  10. Within 3 working days the E-lease agreement and Ejari will be sent via email and you can also find them attached to the renewal request in the app.
     
Requirements Requirements
  1. Emirates ID. 
  2. Salary Certificate (if applying for a government discount). 
  3. Requests must be submitted by the customer through the Website or App. 
  4. Renewal is only permitted within the last 30 days of the contract period.
Fees Fees
  1. Rent: 1st instalment.
  2. EJARI: 227.15 AED + VAT  (to be paid with the first rent installment)
  3. Late renewal: A penalty of 10% of the annual rent applies if the grace period is exceeded without renewal or termination.

  • What happens if my documents are missing or incorrect?
    1. If any documents are missing or incorrect, WASL will contact the you to provide the correct documents.
    2. If the documents are not submitted within 3 working days, the ticket will be cancelled.
    3. If payments (by card or cheque) are already completed, the E-lease and EJARI will remain pending until the correct documents are received.
    4. If cheques are not submitted within 3 working days, the ticket will be cancelled.
  • What will happen If the renewal cheques are not ready by the pickup time? 
    The ticket will be cancelled, and a new renewal request must be submitted.
  • Who should the cheques be addressed to?
    All cheques must be issued in the name of WASL Properties LLC.
  • What should I do if the renewal payment was taken twice or is not reflecting in my account?
    1. Verify that 24 hours have passed since the payment was made.
    2. If the payment is still not reflected, you must submit a Payment Information Request.
    3. Log in to the App, go to E-services, create new service request, select the category lease, and select the request type Payment Information, and include:
    - Clear notes describing the issue
    - Payment amount
    - Payment date and time
    - Proof of payment
    4. Our team will review the request and provide a resolution within 3 working days.
  • When will I receive the tax invoice for my payment?
    1. The tax invoice will be available in your E-Service account within 24 hours of completing your payment.
    2. Log in to the WASL app and go to the "E-services" option. 
    3. Select “Tax Invoice.” 
    4. A List of tax invoice numbers will be displayed along with their issue dates. 
    5. Select the required tax invoice.
  • How will I know if my EJARI has been renewed?
    You will receive a confirmation of your Ejari renewal from the Dubai Land Department via both email and SMS.
  • What happens if the contract has passed the renewal date and the renewal has not been completed?
    If post the expiry date the contract is not renewed a late renewal penalty of 10% of the annual rent will be applied.
  • What action should be taken if the rent will be paid by the Ministry of Defense or CDA?
    1. Select “Cheque” as the payment method during renewal.
    2. In the notes, mention the mode of payment (Transfer or Cheque) and specify whether the Ministry of Defense or the Community Development Authority (CDA) will be managing the payment.
    3. If paying by wire transfer, complete the transfer, then log in to the Wasl App, go to E-Services, select Lease, open the Payments category, choose Wire Transfer, enter the transfer reference number in the notes, and submit the request.
    4. If paying by cheque, submit the cheque at the Wasl Experience Center (WEC), ensuring it is dated on the renewal date and issued from your own bank account, where it will be held as a guarantee.
    5. The cheque will not be submitted for clearance unless three months pass without payment from the Ministry of Defence or the Community Development Authority.
    6. Once the payment is received,  and Ejari payment is completed, you may return to collect your cheque, by contacting our collection team. 
  • How can I cancel my renewal?
    1. If the renewal payment has already been made, we will proceed by guiding you through the termination process.
    2. If the payment has not been made, your request will be noted in our system. To confirm the cancellation, please ensure you call us from your registered mobile number so we can validate and document your request accordingly.
