How can I terminate my apartment leasing contract?
1. Please follow below steps:
First you must submit a prior notice of termination request 30 days before the termination date, below are the steps:
Log in to your online account using through Wasl Properties app / Website
Click E-Service and select contracts (If your logged in through website skip the E-Service and click on contracts)
Select the contract that you want to terminate
Click Prior Notice to Terminate
Select the vacation date and provide the reason for vacationing.
Submit the request, (Note: there is no request to be raised if you would like to change your decision and renew the contract after giving notice of termination, just proceed with the renewal process)
2. Secondly you need to submit a termination request, below are the steps:
Log in to your online account using through Wasl Properties app / Website
Click E-Service and select contracts (If your logged in through website skip the E-Service and click on contracts)
Select the contract that you want to terminate
Click on the "Request for Terminate" option from the tab bar.
Choose the mode of security deposit refund (cheque or bank transfer).
Select the reason for the termination request.
Provide bank details and updated address.
Attach required documents
Confirm the termination request.
Download and fill in the vacating form (VDR) generated by the system.
2. What’s Next
Handover the keys, access card, final Dewa bill, Dewa clearance, VDR Form to the security office in one of the below branch

All locations open Mon-Sun, 8:00 AM to 10:00 PM.
Handover must be done at the same date of the termination request submission
Make sure to take your emirates ID or authorization letter and your emirates ID if you are going on behalf of the tenant
Note: Gas and aqua cool clearance letter to be submitted if applicable
Security deposit requires up to 3 weeks upon handover to be refunded after inspection is completed
If the property has any damages that are under the liability of the tenant, then the cost of maintenance will be detected from the security deposit
When calculating the final bill, termination date will be considered, If the termination is early and there are remaining installments, you must pay those installments capped at three months’ rent, If the termination is after the contract end date, the tenant will pay for the overstayed period and an additional 10% of the yearly rent if it's beyond the grace period which mentioned in your contract.
If the security deposit is not sufficient, we will contact you to advise of the amount needed to be paid for the termination process to be completed
3. Fees and charges:
Remining lease installments capped at three months for early termination
10% of annual lease amount for late termination
Overstay rent will be calculated on daily basis which is the yearly lease amount divided by 365 days multiplied by the number overstate days
