  • Log in to the WASL app and go to the "E-services" option.
  • Select "Terminate" under contract service category.
    Note: Must request Furniture Removal NOC prior to termination and return unit to its original condition.
  • A pop-up will confirm the initiation of the request; click "Proceed
  • Choose the reason for termination, leave notes; click "Proceed
  • Select the Security deposit transfer mode (Bank transfer or Cheque) and provide representative details if applicable; then click "Proceed
  • Upload the supported documents.
  • Agree to the terms and conditions and click "Submit
  • Vacating form (VDR) will show in the Termination service request in attachments, view PDF and print.
    Note: Complete termination by submitting the request online and returning keys, access cards, and documents to WASL offices.

  • A pop up will appear, read and click “Proceed”.
  • Vacating form (VDR) will show in the Termination service request in attachments, view PDF and print.
    Note: Complete termination by submitting the request online and returning keys, access cards, and documents to WASL offices.
What’s next? What’s next?
  • Document Submission: Submit your keys, access cards, and relevant documents to one of our below handover offices on the same day as your termination request. Offices are open daily from 8:00 AM to 10:00 PM. Failure to submit documents may result in penalties and delay the security deposit process.

  • Document Validation: We will validate the submitted documents and contact you to confirm you have vacated the unit. If any documents are missing, you must submit them within one day. Failure to do so will require a new request.
  • Installment Due: If any installment is due within 7 days, the security deposit refund will be processed after the payment is received.
  • End of Lease Inspection: If applicable, an inspection will be conducted. Any damages found will be documented with pictures in the damage report.
  • Security Deposit Calculation: The security deposit will be adjusted for any damages, early termination penalties, overstays, or bounced payments that are found. A final breakdown will be provided, and the refund will be processed accordingly.
    Note: If bank details were not provided in the termination request or you opted for a refund transfer instead of a cheque, we will request your bank details via email. Once you reply, your bank details will be updated within 48 hours.
    Note: Once the cheque is ready, we will contact you to arrange delivery by courier or collection at the WASL Experience Center. The cheque, valid for 6 months, can be collected by the owner, a partner, or someone with a power of attorney, who must present an Emirates ID. If the cheque expires, approval is required to issue a new one.
  • Exceeding Costs: If costs exceed the security deposit, you will be contacted to visit our office to make the payment.
  • Clearance Letter: After receiving the final bill and settling all dues, you can request a clearance letter by emailing customercare@wasl.ae.
  • Cheque Cancellation: After termination, any remaining cheques (e.g., for early termination) will be canceled. You can retrieve them by emailing PM-collection@wasl.ae.

  • Emirates ID (To receive SD cheque)
  • For contracts under a company name, provide Trade License, partner page, owner Emirate ID, and authorization letter.
  • For Labor camp – letter form company with termination request for the contracts that they want to terminate.
Fees and Charges Fees and Charges

There is no fee for initiating a request to terminate. Here are the penalties to keep in mind:

  • Penalty for early termination: 4 or more months remaining then 3 Months Lease amount. If less than 3 months remaining: Pay the rest of the instalments along with any open balance.
  • Late Termination penalty: 10% of yearly rent (overstay more than 30 days).
  • Overstay cost: Each day charge until the end of termination along with penalty.
