Log in to the WASL website by clicking on the "E-services" option.
Locate and click on your main-lease contract number.
Select “Create Sub-lease”.
A pop-up will appear, read and click “ok”.
Choose to create a new sub-unit or select from the existing sub-unit list.
If a new Sub-unit, select description and area size, click “Add Submit” and “Proceed”.
For an existing sub-unit, select the unit for the sublease and click “Proceed”
Upload the required documents, then click “Upload all documents” and “Next”
Fill out the lease details and click “Next”.
If the “Own Use” box is checked, fill in the trade license details, upload documents, and click “Save”
Ensure that the trade license number and issuer match the existing details.
Verify the information, scroll down, and agree to the terms and conditions.
Click “Confirm and Request”.
What’s next?
If you forgot to claim exemption by selecting 'Own Use' during submission, you can raise a Land Operation request.
If any documents are missing, the ticket status changes to “Incomplete documents” and you will receive an email requesting the required documents.
Once team validate all documents they will approve all relevant details, then tenant will be advised that the contract is approved and requests to complete payment process through card or cheque. Note: Make cheques payable to DUBAI REAL ESTATE CORPORATION.
Tenants can submit cheques via the Cash Deposit Machine (CDM) or, if an error occurs, kindly visit in person at the office with a picture of the CDM error. Courier services are unavailable for sublease payments.
After payment, our team verifies the transaction and generates the EJARI certificate within 48 hours.
Required Document
Contract Agreement Dubai land contract form.
Initial Approval with Reservation Name (Mandatory) or Trade License.
Hazardous material agreement.
Additional documents like letter from the main tenant. Note: For plots managed by real estate companies, include management agreements (contracts) with the real estate trade license and partner’s page. Note: If the rent has decreased by more than 20% from the previous year, additional documents like a copy of cheques and clarification of rent reduction are required
Fees and Charges
The applicable fee: 20% of rent
Tax: 5% tax of the 20% Fee
EJARI: AED 227.10 Note: In case a monthly DEWA component has been specified, the system deducts the annual DEWA component i.e. AED 800/ month if the room rent is more than AED 1000/ month or AED 9,600 from the total annual sub-lease if the rent is more than AED 12,000/ month
Exemption Eligibility: Main leaseholder with a minimum 50% partnership share, holding sublease trade licenses, and providing valid evidence with a partners' page on the trade license.
