Steps Steps
  • After completing the enquiry process and receiving the quotation, email the required documents to the commercial lease agent and (cc: to retail@wasl.ae).
  • Documents will be verified, and the simulation lease invoice will be sent to the registered email.
  • You will then be requested to make the payment in WEC (WASL experience center) within 3 days via PDC (cheques), cash, or card.
  • Lease agreement & EJARI will be issued on the same day, however if the first payment is PDC (cheques), EJARI will be issued once the cheque clears, typically within 5 working days. EJARI will be sent to your email or accessed through E-Services.
  • If company cheques are unavailable, personal cheques belonging to company owners can be submitted, with an Undertaking letter authorizing such payment.

  • Register and log in to your E-Services online account.
  • The tax invoice will be available in your E-Services account within 24 hours of payment.
  • Set up the DEWA account
  • Set up services with the Gas company and District Cooling company, where applicable. (You may contact on-site security for contact information.)
  • For labor accommodation, complete the MOHRE registration.
  • Obtain keys for the unit after connecting to DEWA and then submitting DEWA connection receipt, EJARI copy and WASL properties Lease Agreement copies to on-site security team.
  • Obtain drawings for the unit by contacting the commercial Lease Agent.
  • Apply for fit-out approval (NOC - Non-Objection Certificate) through E-Services.
  • Complete the fit-out process and share the completion certificate with the NOC team (NOC@wasl.ae); you will then receive the WASL completion certificate allowing you to commence business operations.
  • Once trade license is obtained (in cases where initial approval documents were submitted), Tenant should send a copy of the same to customercare@wasl.ae email.

Existing Business

  • Trade License from DED

  • Power of attorney (if applicable)

  • Passport of Authorized Signatory (if applicable)
  • Tenant Information Form (Information should be Typed, printed and then signed by Partners)
  • Acknowledgement of violations and penalties Form
  • Undertaking for providing Trade License within 1 month (if currently submitting Initial Approval and Trade Name Reservation)
  • Signed quotation
Fees and Charges Fees and Charges
  • Rent Payment.
  • EJARI: 227.15 AED.
  • Commission: 5% of annual rent.
  • Security Deposit: 10% of annual rent.
  • Admin fee: 20 AED.
  • VAT: 5% on commission and EJARI.
Service Time Service Time
  • Total request time: 7 working days.
  • Document validation: 2 working days.
  • Receiving EJARI after payment: up to 5 working days.
  • Working hours: 8 AM to 4 PM, Monday to Friday.
